Stained Concrete Finish

Use this CSI 3 part master specification template to specify stained concrete finish on floor surfaces.


Concrete stains are available in two types; acid-based and water-based:

Acid stains penetrate and react chemically with the concrete, creating natural color variations. Color selection is generally limited to earth tones.


Water-based stains come in a much broader range of colors, and colors can be mixed, similar to water-based paints.


Floor sealers are used on exposed concrete floors to minimize dusting of the surface, staining, and absorption.  Floor sealers are typically clear, but some are available colored.


Topical sealers form a membrane over the surface of the stain and are subject to damage and wear, particularly in high-traffic areas.


Floor sealers do not act as moisture vapor emission control for finished flooring and are not intended to be covered by a flooring system.

  3. Our desire to be in control of the project by specifying means and methods instead of including simple, enforceable statements.

SimpleSpecs™ is written as a series of Microsoft word files that include statements that affect construction costs or overall quality and are far simpler to edit than other master specification systems.
